Position Summary
Responsible for the overall material condition of his/her assigned building(s) and immediate surroundings. The mechanic will perform routine and preventive maintenance repairs, initiate and respond to work orders to ensure that the assigned building(s) are in good repair. The mechanic will support learning programs by maintaining furniture inventories at designated levels and in good repair. The mechanic will initiate work orders, as needed, for custodial service to maintain facility cleanliness and hygiene at or above acceptable standard following maintenance projects.
Job Duties and Responsibilities
Maintain, repair and replace plumbing and plumbing accessories, interior and exterior woodwork, dry wall partitions, building heating and cooling equipment, including preventative maintenance and repair of pumps, pneumatic valves, air handlers, VAVs, FCUs, controls, etc.
Perform lighting and building condition inspections, and report the results in accordance with current Facilities policies and procedures.
Perform preventive maintenance on designated equipment in accordance with current schedules.
Perform all HVAC, plumbing, carpentry, electrical, flooring, suspended ceilings, roofing and masonry work in accordance with recommended practices in current technical manuals and in accordance with all applicable safety and building codes. Utilize all appropriate personal protective equipment necessary to perform duties in a safe manner.
Perform lighting and building condition inspections by the assigned intervals. Document the results in accordance with current FMO procedures. Regularly audit the operation of classroom, office and common area lighting, as well as the exterior building lighting. Ensure failed bulbs and/or ballasts are replaced in a timely manner. Check exterior light timers and reset as necessary. Assure all clocks within assigned buildings maintain correct time.
Monitor the operation of building elevators and lifts. Initiate service calls for problems or concerns.
Accompany contractors performing services in assigned areas to ensure quality of work and adherence to college policies and procedures while enhancing knowledge of assigned systems and equipment.
Report as directed during scheduled college closed periods or designated emergency response to assist with preventative maintenance, predictive maintenance, snow removal, storm damage repair, plumbing failures, etc.
Maintain all classroom and office furniture/fixtures in good repair. Generate requests for replacement furniture. Maintain and repair commercial appliances in assigned area, including, washers, dryers, and
kitchen equipment.
Respond to requests for maintenance and repair services at off-campus sites when the assigned mechanic is not available.
Required Qualifications:
A high school diploma or GED and Journeyman HVACR license
Five years of relevant experience
Demonstrated abilities in areas of electrical, plumbing, carpentry and HVAC/R skills.
Proficient oral, written and electronic communication skills.
Working knowledge of best safe trade practices and the required PPE.
Ability to interact professionally and effectively with students, faculty staff and the public.
Ability to work safely and reliably with minimum of supervision. Flexibility regarding work location, duties, hours and shifts.
Preferred Qualifications:
Specialized training in building automation systems.
